Concrete Questions From Vacaville Homeowners and Businesses

These are the questions that did not fit on our other guide pages, answered for Vacaville and the towns around it.

How long does a concrete driveway last?

A well-built concrete driveway commonly lasts 25 to 30 years or more, and many go far longer. Our mild winters help, since there is almost no freeze damage. What shortens the life here is clay movement under a thin base, tree roots, poor drainage and loads heavier than the slab was designed for.

Can I pour concrete myself or should I hire someone?

You can pour a small pad or a short path yourself. Hire someone for a driveway, a large patio or anything structural. Concrete gives you one chance: once the truck arrives there is a short window to place, level and finish it, and that window is shorter still on a hot Vacaville afternoon. Mistakes are set in stone and cost more to remove than the job would have cost.

Can I pour a small shed pad with bags from the store?

Yes. A small shed pad is a reasonable bag job. Dig out the topsoil, compact a few inches of gravel, build square level forms, and mix every bag to the same wetness. An 8x10 pad at 4 inches thick takes about one cubic yard, which is a lot of bags to mix by hand, so rent a mixer and have help. Ask the building department whether your shed size needs a permit, and contact USA North 811 before you dig.

My own walkway cracked and sank. Should I redo it or hire someone?

Work out why it failed before you redo it. A homemade walk usually cracks and sinks because the base was not compacted, the slab was thin or there were no joints. If you are willing to dig it out and do those three things properly, a second try can succeed. If the walk is long, sloped or the main route to your front door, hiring the job out costs more but gets it right once.

How do I get oil stains out of concrete?

Soak up fresh oil with cat litter or an absorbent, then scrub with a degreaser and hot water. For older oil stains, use a concrete degreaser or a poultice product that draws oil out as it dries, and repeat as needed. Pressure washing helps after the degreaser has done its work. Deep old stains may never vanish completely. A penetrating sealer makes the next spill easier to clean.

Can an old concrete floor be stained or dyed?

Yes, an old floor can be stained if it is clean, sound and free of sealers, paint and glue. Stain is translucent, so cracks, patches and old marks will still show through and become part of the look. Acid stains give mottled earth tones. Water-based stains and dyes give a wider range of colors. A test patch in a corner shows what your slab will do before you commit.

A customer tripped on the sidewalk outside my business. Am I liable?

You may be, and it depends on the facts and on local law. In California the duty to maintain the sidewalk falls on the owner of the fronting property, and the City of Vacaville says owners are responsible and liable for damaged sidewalk next to their property. Whether you are liable to an injured person in a particular case is a legal question. Tell your insurer, photograph the spot, repair the trip point quickly and speak to an attorney about your own situation.

Can sections be replaced while my business stays open?

In most cases, yes. We split the work into phases so one door or one side of the lot stays open while the other cures, and we set up barriers and a marked route for customers. Give us your opening hours, your busiest days and your delivery times at the estimate, and we plan the pours around them.

What does a basketball pad or sport court need?

A basketball pad needs an even slab with a slight fall for drainage, a broom or textured finish for grip, and joints laid out to stay clear of the key and the main playing lines. The hoop post gets its own footing, sized to the maker's instructions. We have no published price for sport courts, so we measure and quote. The slab figures on our cost page are the nearest guide.

Does it freeze enough in Vacaville to damage concrete?

Not often. Winter nights can bring frost, but long hard freezes are rare, so the freeze-thaw scaling seen in cold states is unusual here. Footing depth is set by the building code and the soil, not by a deep frost line. Heat, sun, wind and clay movement are what wear concrete in Solano County, which is why base preparation and curing get most of our attention.

They were wonderful. Prompt, professional, neat and meticulous. They removed two decks and a ton of concrete. The transformation of my patio was amazing. Thank you.
